Watch the module. Each runs 5–15 minutes. Watch in order — every module builds on the last.

Original TIP

The total interest scheduled over the full life of your loan, as a percentage of your original loan amount. Locked the day you signed. This number does not change.

Remaining TIP

The interest the bank still has scheduled to collect from today forward, as a percentage of your current balance — what you'd pay if you made only your scheduled payments to maturity.

Your NMM Method TIP

The interest you'll actually pay from today until your accelerated payoff date, as a percentage of your current balance — the same denominator as your Remaining TIP, so the two are directly comparable. A borrower whose Remaining TIP is 131% might see an NMM Method TIP of 17%.

How Banks Actually Work

Fractional Reserve Banking

The system that allows banks to lend out a fraction (or all) of every deposit while paying you nearly nothing. Until 2020, banks held 10% of deposits in reserve. That requirement is now zero.

The Spread

The difference between what your money earns at the bank (1–2%) and what your debt costs (6–26%). Always negative for you. Always positive for them. Every day, on every dollar you keep deposited while carrying debt.

The Bank Product Pyramid

Checking → Savings → Credit Cards → Auto/Personal Loans → Mortgage. The longer you carry the balance, the more they collect. The mortgage is the crown jewel.

Why Your Original TIP Lands Where It Does

On a 30-year mortgage, the Original TIP is typically 75–125% of your original loan amount, depending on rate. Most current borrowers see 100%+ because they bought or refinanced into 6%+ mortgages.

Why Your NMM Method TIP Is So Much Lower

Your Remaining TIP and NMM Method TIP use the same denominator — your current balance. Example: a $271,000 balance with $355,000 scheduled remaining interest is a Remaining TIP of 131%. Retiring it in five years instead of 28 collapses actual interest to roughly $47,000 — a 17% NMM Method TIP.

No Prepayment Penalty

The federal disclosure on every primary home mortgage. The loophole exists in your loan whether or not you can find the paperwork.

Phase 1 of the NMM Plan

Build the 1-month Freedom Reserve first. Once funded, deploy 100% of idle money to instantly eliminate debt — starting with the highest-APR cards, then down the stack. Phase 1 is where the plan actually begins.

Freedom Reserve

30 days of total household spending held in cash. That includes your mortgage payment, escrow, every living expense, and every minimum payment. Not 3 months. Not 6. Thirty days. Real cash you control.

Emergency Fund

Separate from your Freedom Reserve. Access to credit you can draw on — a HELOC, a line of credit, available credit on a card. It is NOT cash you hold. It is access you can use if needed.

Idle Money

Every dollar above the Freedom Reserve sitting in checking, savings, money market, or CDs. Sleeping money — losing the spread every day. On day one of Phase 1, it deploys to eliminate the highest-APR debts.

The Cash Flow Bucket

Income flows in at the top. Necessary expenses flow out at the bottom. Most households also have holes — leaks that drain the bucket quietly, month after month, without appearing on a budget. Plug the holes and the bucket fills faster.

Every Hole Plugged Is a Permanent Pay Raise

Cancel a $40 subscription you weren't using and that's $40 a month redirected back to your household — for as long as you keep it. The holes plugged here, the debts eliminated next, and the mortgage eliminated last all stack into one combined raise.

Two Common Holes to Start With

There are many more — these two are the easiest to act on while you're in training. The rest are explored in your Intentional Household document, delivered with your Freedom Blueprint after your Design Meeting.

Subscription audit. Review every recurring charge in your checking and credit card statements — streaming, gym memberships, free trials that started charging. Most households recover $50–$200 a month here in a single afternoon.

Carrying credit card debt while holding cash that could eliminate it. $5,000 in checking earning 0.01% while carrying a $5,000 card at 22% costs $1,100 a year. This is exactly the hole Phase 1 closes.

The NMM Debt Waterfall — Phases 2, 3, and 4

NMM Debt Waterfall

Every dollar of monthly surplus attacks the highest-APR debt first. As each debt is eliminated, its minimum payment doesn't return to your wallet — it stacks onto the attack against the next debt. The compound effect is dramatic.

Phase 2 — The Attack Stack

Cash-flow attack on whatever consumer debt remains after Phase 1. The full monthly surplus plus all freed payments targets the highest-priority surviving debt. As each debt falls, its freed payment stacks onto the next.

Phase 3 — Mortgage Freedom

When consumer debt is gone, the full freed cash flow plus your original surplus turns on the mortgage as extra principal — hundreds, sometimes thousands of additional dollars per month.

Phase 4 — Freedom Legacy

The month your mortgage is retired, your largest mandatory payment disappears — and returns to your household every month for the rest of your life. Your freed payment × the months and years recovered is a real dollar figure. That figure is the math. What you build with it is the meaning.

A Warning Before You Start

When a credit card balance hits zero — do not close the account. Closing it can temporarily lower your credit score. Keep accounts open and unused; store the cards or cut them up if tempted, but leave the accounts open.

Quick Answers — What You're Probably Thinking

Runtime: 5 minutes

Q. What about the debt snowball method?

The snowball method pays the smallest balance first for psychological wins. This method is usually best for folks that struggle with credit card debt and are looking to change their behavior with money. The waterfall method pays the highest rate first and is mathematically optimal. The math says highest APR first — the difference can be tens of thousands in interest avoided.

Q. What about velocity banking or HELOC strategies?

The NMM Method does not require a HELOC and does not recommend one to replace a fixed-rate mortgage. That math carries real risk. The variable interest rate carries real risk. If you already have a HELOC, we use it as a backup safety tool — not the primary strategy.

Q. What if my mortgage rate is low — like 3%?

Phase 2 doesn't change. Consumer debt still gets attacked highest-APR first. Even at 3.25%, the bank still had six figures in scheduled interest at origination.

Q. What if I lose my job mid-plan?

That's exactly what the Freedom Reserve is for — 30 days of spend in cash. The plan pauses, your reserves carry you, you resume when income returns. The waterfall does not break — it waits.

Q. What about my 401(k) match?

We are not financial advisors. Your Design Meeting identifies the cash flow going to retirement contributions; the decision to redirect any portion is yours, often discussed with your tax professional or financial advisor.

Before you read the next section, do this: turn back to your "Why Are You Really Doing This?" section at the top. Read what you wrote on the day you started. Read the identity statement you signed. That person — the one who signed — is the person who will get through this week. The same one. You.

When Life Happens

Three Principles for the Hard Weeks

Setbacks are not failures. They are the plan being tested. Every household hits at least one rough month.

1. Pause. Do not quit.

If a setback hits, pause the waterfall. Drop your debt payments to minimums for the month. Let the Freedom Reserve carry you. Plans pause. Plans do not have to break.

2. Use the Freedom Reserve. That's what it's for.

The 30 days of spend you held back is your protection. Use it without guilt. Replenish it once income normalizes. The plan requires you to be steady, not a hero.

3. Restart with the next paycheck.

You don't need to make up the missed month or "catch up." Restart the waterfall at the level you were running. You may finish a few months later — that's the worst case of pausing, not failure.
